This document provides clear, current, and useful information about the gas development process, particularly in NY's Southern Tier region. It clarifies a number of aspects about gas leasing, including exactly what is being leased, the benefits and drawbacks of leasing, the nature of exploration and variability in lease values, gas storage, payment expectations, implications for income and property taxes, and the role of legal counsel. The publication has been reviewed and supported by NYS Agriculture and Markets for farmland impacts and by the NYS DEC for exploration, compulsory pooling, and regulatory aspects of gas development.
